New Diagnostic - PEB 'Plan d'Exposition au Bruit'

As of June 1, 2020, the DDT Vente et Location have introduced a new document:
L’état relatif au plan d'exposition au bruit des aérodromes (PEB).
Noise exposure plan/report relating to location of the property and proximity of airports and aerodromes.
When a building is located in one of the noise zones defined by the PEB, a document informing the future buyer (or tenant) of this situation must be communicated. This document includes:
- the clear and precise positioning of the property in relation to the zones of noise pollution caused by airports and aerodromes, with all airports and aerodromes noted;
- the address of the online information service/website used to produce the report, allowing the buyer to consult the noise exposure plan;
- informing the buyer they can consult the noise exposure plan at the Mairie of the commune where the property is located.
Buildings concerned: buildings built for residential or mixed professional and residential use, as well as buildings with planning in place for construction.
Your diagnostic agency may produce it as part of their full package, but for any vendor contracting my services, I will produce this report to add to your diagnostic files if you don't yet have the full diagnostics completed, or if the diagnostic agency doesn't produce it automatically.
It is advisable to produce an up to date report at the point of the signing of either a compromis/promesse de vente and the acte de vente. The site is updated by the government body, as and when changes occur.
